One of the first things to start the process of finding the value of condos is to put together a CMA (comparable market analysis). We look for three comparable Portland condos that have sold within the last few months preferably in your condo building. If not in your condo building definitely close by in the same neighborhood such as the Pearl District.
Next, we would compare your Portland Condo with the three comparable condos we find closest to yours. Some of the factors we look at is square footage and location in the condo building. What floor is it on, is it a penthouse or a corner condo. Is the condo in Portland Oregon an inside condo or outside? Some of our condo buildings have a courtyard in the middle such as The Avenue Lofts and Marshall Well Lofts condos. How does your Portland condo compare in view and sun exposure? Many of our condos here in Portland Oregon have wonderful views of the river, mountains or of the city. Does your Portland condo have one or two parking spaces? Storage unit? What kind of upgrades? Stainless appliances, wood floors, granite, etc. Does it have a patio or terrace?
Square footage is also an important aspect but not the only one as you can see. Some will estimate per square such as $500 per square foot in the Pearl District. This changes and also is variable as you can see there are many factors that determine value so one would not want to base their Portland condo value on square footage price alone.
These are just a few things but as we compare your condo we look at the pluses and minuses to determine an estimated value of your condo in Portland Oregon.
