Portland Condos. Today I am sharing with you some of the things about selling your condo here in Portland. One of the first things we would do is a market analysis of your condo called a CMA (comparative market analysis) to determine an estimate of value. We would compare your home to other condos on the market, pending and most importantly comparable condos that have sold within the last 3 months. Ideally we would look for condos in your building and if there are not good comparable condos look close by but preferable in the same neighborhood such as the Pearl District, Northwest Nob Hill, Downtown Portland or South Waterfront. We would then look at the location your condominium is in the building such as which level, side of the building, etc. Next is the square footage, features and amenities. Many like to generalize value based price per square footage but as there is many factors we need to look at also the features such as view, outdoor spaces, finishes, parking, etc. To summarize we compare your Portland condo to other condos close by, square footage, location in the building, amenities and features.
