There is no general rule when purchasing a condo in Portland. Oregon such as 10% less than the list price because there are so many variables. Was the seller realistic with the list price and the condo is priced just right or is it over price? When thinking about what to offer depends not only comparing it to other Portland condos on the market but also pending and sold condos within the last 3 months or so. We look for other comparable condos preferable in the same building then perhaps in the close surrounding area. We also look for other condominiums that are similar in size, style, amenities and square footage. Some of the questions we consider are where the condo is located in the building such as a penthouse, corner unit, courtyard facing or floor level. Does it have a view? Updated with upscale amenities? Does the condo include parking and storage? How does the condition of this Portland Oregon condo compared to the comparable condos? As you can see it is a case by case question where we need to look at the other Portland condos to see where it fits in the market place to help determine a fair offer price.
