Portland condos for sale.  HOA monthly dues for our condos in Portland Oregon consist of what it cost to maintain the condo building.  There are monthly expenses such as water, sewer, garbage and exterior maintenance.  Also included are the yearly expenses such as property taxes for the common area and insurance.  Windows are also typically washed twice a year with most of our Portland Oregon condo buildings.  One of the other main factors is the reserves.  Reserves is similar to a savings account to cover long term repairs and upgrades such as a roof repair.  Reserves for most of our condos is determine by a reserve study which is done every so many years as to keep the projected cost current.  As a condo owner, you want to make sure there is enough funds in the condo building’s reserve account to cover these long term expenses as to prevent special assessments.

Your condo building amenities and building itself can also contribute cost needed to be included in your HOA dues.  Such as perhaps an older building might need some upgrades sooner so the reserves might be a bit higher.  If your condo building has amenities such as concierge service this too can add to the monthly dues as the concierge needs to be paid.  Many of our Portland condos buildings have concierge service which is really nice such as in the 937 Condo building, Park Place Condos, Metropolitan condos, Cosmopolitan condos, Casey Condos, Elizabeth Loft condos and the Henry Condominiums in the Pearl District.  In Northwest Portland, The Westerly has concerige service.  South Waterfront all three condo buildings have concierge service including the John Ross Condos, Atwater Condos and the Meriwether.  In Downtown Portland, The Eliot Condominiums also have concierge service.  Another factor that could affect your condo dues is amenities such as swimming pools and gyms.  In Downtown Portland we have the American Plaza Tower condominiums which has two swimming pools or in the Legends condos in Goose Hollow that has many amenities such as a theater room, etc.  These amenities add a little bit to the monthly HOA dues as to cover the cost of being maintained.

With your personal condos month HOA dues for your Portland condo it is determined by your square footage of your condo.  It does not matter what floor you are on… whether a lower unit or a penthouse it is determined by the square foot.  The square foot of your condo is the percentage ownership you have in the common area. Also if you have a deck this could add a bit to your personal condo HOA dues as they also need to be maintained.
